Tips on How to Choose a Neighborhood

Credit for the photo goes to Safewise

Finding an apartment or home on Anna Maria Island is more than just finding a place to live. When searching your interests and lifestyle come into play when looking to see if a neighborhood is going to suit what you’re looking for. Holmes Beach, Bradenton Beach, and the city of Anna Maria all are the perfect place to live with a family or singly.

  •         Consider where you will be in a few years down the road. Are you thinking about having children? Pets? If you are or you already have kids, you should make sure to look at the school systems nearby as well as parks. Definitely check to make sure the neighborhood is kid friendly. If you’re single, checkout the local restaurants on Anna Maria Island and such to see if they fit what you’re looking for.
  •          Test out how you’re going to get around the neighborhood. If you’re like me and you bike to work, I recommend making sure you choose a neighborhood close to your job or maybe look into public transportation options. Anna Maria, Holmes Beach, and Bradenton Beach all have a free public trolley that can help transport you wherever you need to go.
  •        Will you be a match for the neighborhood? Consider what if in the future you’d like to sell- will the area demographics make it easier or more difficult?
  •          Check out what people are saying. It is important to see what people are saying about the neighborhood. Sites like StreetAdvisor are a great way to get real reviews. Also, you can probably ask the locals themselves. Anna Maria Island locals are very friendly and very willing to help out.
  •          Besides checking out how far it is to your job, you should also research how close the neighborhood is to everything else. How close is it to the grocery store, hospital, banking, shopping, etc? A neighborhood that allows easy access to these amenities would be a plus to moving in. On Anna Maria Island you're fairly close to everything, since the whole length of the island is 7 miles.
  •         Finally, make sure to visit the neighborhood at different times of the day. Doing this allows you to determine if this is what you’re looking for in a community. Listen to the noise levels, observe the traffic, checkout the lighting in the neighborhood, etc.

Regardless on if you’re looking for an apartment or house in Holmes Beach, Bradenton Beach, and Anna Maria  I would be honored to help you. Call me, Billi Gartman, at 941-545-8877 with any questions you have. Having me by your side during your home buying and selling process on Anna Maria Island will help you with questions, concerns, and any stress you may have.

Checklist & Time Line for a Mortgage Pre-Approval

Credit for the image goes to TaxAct

Pre-approval may be the first step towards getting a mortgage on Anna Maria Island, but you'll want to get some things in order first. By following this list you'll be well on your way to receive the mortgage that you need to buy the home you want in Holmes Beach, Bradenton Beach, or the city of Anna Maria.
1.       Review your credit report. Make sure you get anything that doesn't look right corrected.
2.       Gather yours and anyone else's tax returns (that are applying for the mortgage) and proof of income.
3.       Have your down payment money and closing money ready in the bank for when the deal closes.
4.       If you've been renting, put together the last 12 months of proof that you have been on time with your payments. Getting a letter from your landlord as a referral will help as well.
5.       Gather any personal government identification documents needed. (ex: divorce papers, if applicable)
6.       Provide proof of regular income including Social Security, Child Support, or any government assistance. Also, provide proof of any IRAs or retirement accounts you may have. Don't forget to tell them of any money you have held in the stock market.
7.       Bring proof of any other property you currently own.
8.       Once you get all the documents together, go to a lender to get pre-approved on Anna Maria Island. They'll give you a GFE, Good Faith Estimate. This is an estimate of what your general  mortgage costs would be if you choose to go with them.
9.       Go to another lender and get pre-approved again. Do this process as many times as needed. You'll want to make sure you get the best deal you can get.

Information on First-Time Homebuyer Programs

Credit for this photo goes to Express

You've found that perfect first home you've always been looking for on Anna Maria Island- big swimming pool, fenced in backyard, spacious kitchen, and tons of room to have friends and family over. Being a first time homebuyer, I'm sure you searched the internet for options. You may have been one of many getting overwhelmed by all the information available. Don't worry! I've don't some research myself in order to help you get started with what you need.
First, what is a first time home buyer program and what does it do? It's a program that was set up to help make purchasing a home more affordable for low-to-moderate income families and individuals by offering fixed, low-interest rate mortgage loans.
Now, if you're unfamiliar with what a mortgage loan is, it's a loan that is given to you by using your home/property in exchange for funds that you agree to pay back in a certain time frame for a certain cost.
After looking at Florida Housing's website, I found a wizard that may be able to help provide you with more information regarding the first time home buyer programs. Using this tool it gave a little bit of insight for what you may be eligible for as well as more information regarding income limits, purchase price limits, down payment assistance, and more.

Example List of Available Florida First Time Homebuyer Programs:
  •          Florida First (FHA, VA, & RD only) with an interest rate of 4.5000% this program is available to all first time homebuyers by reducing the cost of your first mortgage.
  •        Florida Military Heroes (FHA, VA, & RD only) with an interest rate of 4.2500% this program is a 30 year fixed rate mortage loan program that was designed to help veterans and active duty personnel. It reduces the first mortgage interest rate and veterans don't have to be first time homebuyers.
  •          Both the FL HFA Preferred Conventional Loan Program and the HFA Preferred Plus Conventional Loan Program have an interest rate of 4.2500%. They both offer reduced first mortgage interest rates.

The programs listed above are just a few of many. You're never in the search alone. Check my website out at Anna Maria Life. I would be honored to help you search for your first, second, or any home you're looking to move into. Call me, Billi, at 941-545-8877 for any of your Anna Maria Island real estate needs.

Inexpensive Ways to Upgrade Your Home Before Selling

(Credit for this photo goes to Homeplans)

I've seen quite a few people who were ready to sell their home on Anna Maria Island, but after really looking at them ask me what they could do to upgrade the home a bit and maybe increase it's value. I always suggest looking at your budget first and see what you can afford. Then look at what you are wanting to fix and make a list. Finally, I suggest hiring a contractor to do it for you. This will save you time and money in the long run.
  •        You can easily improve the look of your home by applying fresh pain to the walls and cabinets. Sometimes it will take more than one layer to do the trick.
  •        If you have an older dishwasher I'd replace it with a new Energy Star-qualified one to save money. If you don't have one installed, but have room for it, I'd look into getting one installed. With people's schedules now, dishwashers save them time as well as increase the value of your home.
  •         Is that carpet looking a bit dull? Has deep cleaning it done nothing to help? If so, I'd look into replacing it with new carpet or some other material that will match your home.
  •        Put down fresh caulk in your kitchen and bathroom. I've been in numerous homes where one section of the home has it peeling off or missing entirely. Not only will it look better, but it will protect your home against mold.
  •         You know that old deck out back? The paint has long wore off, you've got chips breaking off of it, and let's not get started on the leaves and such stuck to it. This can usually be taken care of power-washing it and then re-staining the deck with a sealant to protect it against the weather.
  •        Earlier I mentioned repainting the cabinets. Now, I'm saying to replace those handles on the doors. Swapping out an older looking or generic handle could make the room look completely different.
  •         Replace the outlet and switch plates. This may seem like it won't make any difference, but trust me, it will.
  •          Upgrade the fixtures. Most door knobs, faucets, and locks are all fairly cheap to paint. Or if it's in your budget you could replace them entirely.

Before you make any major changes, reach out to your real estate agent and ask them what they'd recommend. At Anna Maria Life we promise to help you with selling your home, buying a home, or even if you're looking for an investment opportunity. Call me, Billi, at 941-545-8877 with any real estate questions you have. It'd be my pleasure helping you with your search for your slice of paradise on Anna Maria Island.

Are You Relocating to a New Area?

Relocating to a New Area, Questions You Should Ask Yourself

Picking up and moving to Anna Maria, Holmes Beach, or Bradenton Beach has a nice share of headaches to give. Will I be able to continue my current job? Should I move my own stuff or should I hire professional movers? Will I be able to continue my degree in the new area? Many Americans wish they could move to a Anna Maria Island, but they are not sure how to begin. Chances are, you are one of them. Before you being packing your belongings and hiring professional movers, consider these questions to make moving easier.

Can I afford it?
This probably sound pretty obvious, but you can never plan enough when you are thinking of moving to Anna Maria Island. For some you may only be moving to a new city, but for others you may be moving to a different state entirely. Based on my experience last minute expenses come up as well as unexpected problems you may never predict that could happen. I always kept hoping for that ray of light that will guide me through the new unknown, living in a new area on my own. By having your expenses calculated and even some extra set on the side, you’ll be set for whatever comes your way.

Moving for Your Job
If you’re relocating for your job check with your company to see what they may cover. It’s very important to know what they may or may not help you with. Some employers may cover travel expenses for trying to find your new home on Anna Maria, Holmes Beach, or Bradenton Beach, and may also cover shipping and packing services. You’ll save yourself some time and money by asking your company.

Decide on What You’re Moving
Everyone has that favorite Lazyboy or that 50” Box TV, but is it really cost-effective to move them to your new home? Look at everything you have- especially furniture and electronics. Decide if it would make more sense to sell those items before moving and reinvesting in them once you arrive.

How Long do You Want to Stay There?
Are you only wanting to stay for a year? Or do you see yourself raising your family and your grandchildren? You don’t have to necessarily have an answer to this, but it is good to think about. It will give you a better idea of where you’re wanting to go or aim for.

What About Your Vices?
Everyone has their vices. Their favorite skating rink, nail salon, boutique, fast food, etc. The thing that I loved, country ham biscuits and Cracker Barrel were the things I hoped would be near my new home. I reached my new house off of Anna Maria Island and began exploring restaurants hoping to find my two favorites. I did luckily find Cracker Barrel, but unfortunately still no luck for the country ham. However, I did find some new favorites like fish tacos, salmon, and more. If you’ve got those favorites you can’t do without, I suggest stocking up on them.

What Are You Gaining By Moving to a New Area?
This is a pretty cool question to play with. Think of what you can learn, do, and experience in Holmes Beach, Bradenton Beach, and Anna Maria.  My favorite part about moving was that I moved from a very small town to a larger one. I have tons new restaurants, stores, and more to explore.

No matter where you’re going you’ve got tons of resources you can use: Internet, Papers, Real Estate Agents, and other people around you. Utilize all of those sources to help you make the best decision you can when you’re ready to relocate to a new area.

I really recommend checking out Lifehacker.com for more tips and such for relocating to a new area. Check out these 7 tips for new real estate investors!

So you’ve decided that you want to start investing in real estate. Great! Check out these tips on how to get started on investing.

  • Check your credit score to determine if you’re able to finance a investment property.
  • Consider multiple sources for looking at and buying properties. A lot of new investors thing they only have the local Multiple Listing Service (MLS) site or by knocking on doors looking for the opportunity to buy. Don’t forget to check out other real estate sites, auctions, and your local papers.
  • Find a good bank or mortgage broker in the area you are financing your investment properties at.
  • Get in the mindset that real estate investing is a business. Develop a good business plan that will detail starting and running your business with realistic goals.
  • Pick a good neighborhood. You’re going to want to know that you’ll be able to make a profit off of the investment.
  • Buy the investment property at a good price. If you can buy a property for 12 times the amount of it’s annual rent- then that’s a good deal.
  • Don’t get overexcited. People forget to not invest too much in the beginning. Start small and work. That way you won’t have to magically recoup quickly.

What Should I Look for When Purchasing an Existing Home

It’s best to do careful research and evaluation of existing homes for sale before buying your new home. By checking everything out beforehand it ensures that your new home will be comfortable, cost effective, and holds its value in the future.

  • How much work will need to be done after you move in? (Make sure to look at all the cabinets, flooring, walls, appliances, etc) If you have to do home improvements how much will it cost you to do them.
  • If there are damages to the home can you fix them on your own or will you need to hire a contractor?
  • Is there enough room for storage and your furniture? (Measure you furniture before you buy to make sure everything will fit.)
  • If you have kids, research the schools in the area. Check how the schools near-by perform and compare to other schools in the state.
  • If you have pets, are you going to have enough room for them in the house and outdoors?
  • Does the home condition and tax value match the seller’s price?
  • Do you like the landscaping or are you going to want to change it? If you are probably going to change it, estimate how much it will cost. Take into consideration if you are going to be able to do it on your own or if you’ll have to hire a contractor.
  • Check out the condition of the neighborhood that you’re looking at. How are the neighbors’ houses? Are they looking run down? The condition of the neighborhood could affect your home’s value if you plan on selling it in the future.
  • Does the house require a mandatory membership? If so, find out how much and what it goes towards. Check out the neighborhood and talk to the neighbors to see how they like it in that area.
  • Make a wish list of things that you’re wanting. This will make it easier to judge how much work may be needed after you move in.
  • Make a check list of things that you should check out; such as, cabinets, appliances, faucets, toilets, heating and air systems, and lighting.

6 Tips on How to Advertise Your Property

  •          Photograph the front of your home/property: This is probably going to be one of the most important things you do when promoting your home that you just put up for sale. Make sure to remove anything that will take away from the overall image of your home, such as: sidewalks and streets, vehicles in the driveway, toys in the yard, try and avoid getting shade on your home in the picture, and finally make sure everything is clean and well maintained.
  •        Virtual Tours: Most people think that only the super expensive homes have tours- not anymore! As more and more people continue to look for homes online the demand for a tour before actually looking at the house helps with their decision. It doesn’t have to be a really big, long tour, but by doing a slow video throughout your home and even adding some descriptions to the video will help out. If you’re not comfortable with make a tour on your own, you can hire a professional to do it for you.
  •         Exterior Photos: These will also be something that will impact a real estate’s potential to intrigue people to look at it. Make sure to take pictures of your yard if you have one. Focus on getting long, spaced shots that will give potential buyer’s the illusion of a very large yard. If you don’t have a yard take pictures of the community clubhouse, pool, tennis courts, etc. It will add more to the value of the home since you don’t have a front or back yard.
  •         Interior Photos: It’s always important to take photographs of the interior of your home. People are going to be looking for space, functionality, and more based on what they can see in a photo. Make the inside of your house bright and open. Most people don’t realize to do this, but remove trash cans from rooms and close the toilet lids. It can take away from the “new home” feel when people are trying to imagine themselves in the house. Adding floral arrangements to the kitchen, dining room, and bedrooms will give off a nice, refreshing feel to the home while keeping it from looking plain. Stage the rooms! You’ve probably heard this so many times by now, but it’s true. Staging the rooms in a certain manner will help any potential buyers imagine your property as theirs.
  •        Advertising: It’s not bad to go old-school and have articles printed in the local and other area newspapers. There are still quite a few people that receive those as well as other people that read them while in a waiting room or at a friend’s home. Definitely make sure to advertise your home on the web as well. Around 90% of people use the internet to search for a home that’s for sale. Check out Trulia and Zillow for some tips and information regarding advertising your home that’s for sale.
  •          Open House: Not a lot of places do this anymore, but it’s a good way to get word out there. Invite neighbors, other real estate agents, and such to create a buzz regarding your home. News will travel fast and you will be well on your way to selling your home.

What is a final walk-through? What does it consist of and how long does it take?

Found the perfect home? Check! Made an offer on the home and the seller accepts it? Check! Inspections? Check! Loan being finalized and closing date set? Check! You’ve almost completed everything that you need in order to purchase your new home. However, there is one more step before owning your dream home- the final walk-through. A final walk-through is an inspection that is performed usually at least 24 hours before the sale on the house has closed. It’s to make sure that the property is in the condition that you had agreed to buy it in. It usually only takes around an hour to two hours to do the walk-though. Never pass up on the chance to do this! You don’t want to pass on the walk-through only to find that something had happened to the home since you had last looked at it.

Here are the things you need to know for your final walk-through:
  •          It is not a home inspection. Hopefully you’ve already done that, if not, you need to.
  •          Take your contract and any other document you may need to refer to when performing the walk-through.
  •         It’s usually recommended to do the final walk-through with the seller present. You can ask them questions about the home, history, and even things they had wanted to do, but never got the time. It’s also a good time to make sure to get all keys to the house, storage, etc. Don’t forget to ask them for their address so you can forward their mail to them.
  •          Make a checklist of things to check or do during the final walk-through. It will make it so much easier than trying to remember everything.

Here is what you should check:
  •          Turn all light fixtures on and off.
  •          Make sure any trash or debris has been cleared from the home.
  •          Open & close all windows and doors.
  •          Test out all appliances.
  •          Flush the toilets to make sure they work properly.
  •          Inspect the ceilings, walls, and floors for any possible damage.
  •          Test the heating and cooling in the home.
  •         Run the garbage disposal and exhaust fans to make sure they work.
  •          Check that the garage door openers work correctly as well.

Spending at least a good 30 minutes to an hour is going to be a good investment. It will make sure that you can enjoy your home when you move in instead of making repairs or cleaning up any mess that was left behind.

What to do to get your home prepped for showing day

You’re ready to show your home to potential buyers, but you’re not sure what to do to make it show ready. We’ve compiled a small list of things to help you out.

  • Detach yourself from the home- Now that the property is on the market for sale it’s best to start calling it your property instead of home. By doing this you’ll be able to separate from the home and sell it. This is leading into the next tip: depersonalize your property.
  • Depersonalize the property- Remove family photos, religious items, trophies, artwork from your children, etc. When a potential buyer is looking at your property they’re going to be imagining what it would be like as their home. By having any personal items removed it will make it much easier for them to imagine it as theirs.
  • Remove any signs of a pet- Your pet’s bed/ litter box has a distinct smell that could turn away potential buyers. Stow them away inside the house somewhere, though it’s probably best to remove them completely from the property.
  • Make sure it looks clean- If a potential buyer walks into your property and notices that it is dirty they will probably walk back out. This is the time to SUPER CLEAN the house from top to bottom- steam the carpets, mop & wax the floors, clean your windows inside & outside, and make sure your appliances are scoured. Make sure to have fresh garbage bags in your trash cans. Really clean those handrails, stair banisters, and any other items that have a “Touch Me” texture to them.
  • Make sure it smells clean too- Now that your property is clean make sure it smells clean too. Air your home out to get rid of any odors. Make sure to remove pet items as well. Your pet’s bed/ litter box will leave a lingering smell. A good way to make your property inviting is appealing to their nose. Bake a fresh batch of cookies, some bread, or even brew some coffee. Not only will the house smell nice you’ll also have something to offer your guests. If it’s cold outside make some hot cocoa or some cider it will have a nice affect to your guests.
  • Clean out those closets!- If a potential buyer sees all the closets jam packed with a bunch of stuff they’re going to worry about space. Clean out and organize your closets to give them the illusion that there is tons of room.

These are only a few tips of many that can help you prep for showing day. Check out Pintrest and other social media sites to get some ideas.

Looking to renovate your kitchen? Check out the top 5 trends for kitchen designs of 2015.

  1. Furniture- The furniture of your kitchen is the biggest thing that’s going to catch your guest’s attention besides your appliances. The current trend that’s happening is having a personal, warm, and welcoming kitchen. Go for those beautiful dark, cherry wood cabinets and shelving. Turning your kitchen into something like your living room makes it nice to be in and enjoy prepping your family’s meals
  2.   Open Shelving- Gone are the closed cabinet doors! With open shelves it makes your kitchen look warm and lived in. Also with the easily accessible shelves it’s still totally function for you and your family. When your children use to leave the doors open and you’d have to dodge them. No worries! You never have to worry about the cabinet doors again.
  3.   Modern/Traditional- Many homes are now switching over to combining modern and traditional styles in the kitchen. It makes your kitchen sleek, but also very homey. You can feel free to mix the materials in your kitchen such as: having wood cabinets and marble counter tops to even having stainless steel appliances in your kitchen with wooden furniture. It makes it your own personal space for just about everything you and your family need.
  4.  Textures- Imagine walking into your home and seeing ridges on your counter. You’re asking yourself “Is that really ridges or just some form of an optical illusion?” Go on and touch it. Textures are the next biggest thing in kitchen designs. It makes people want to touch where it’s textured and it also adds more depth to your kitchen when using different textures.
  5.   No wall cabinets- Having no wall cabinets means that your kitchen will look bigger. Now, having no wall cabinets is not for everyone, but it gives you the illusion of space. You’ll also have more room to set up some of your beautiful paintings that you may have gotten from a local Anna Maria Island artist.
